Hi Noah,

Thank you. I wish that had been more explicit in the description, maybe it is.

@Alan F.

Thanks for the information. I am somewhat lost, but thank you for your response, I found those Manuals and will read them and hopefully gain some of that tribal knowledge!

Extending your system will just lead to issues in both spaces - there are smaller systems you can install that would be more cost effective

Also where is this unit located? In many parts of the country AC is not needed in a basement and you could use supplemental heat sources

 @Chris Seveney

Do you have any suggestions for the smaller systems? Im struggling to figure out how to not have 5-6 mini splits in a 1100sqft space. I definitely need AC, it gets hot in the summer here in Tennessee!

Hi All,

I have a property that has a single family upstairs (3b 1.5ba) with a partially finished basement (3b, 1ba) that I will be finishing and turning into a separate unit. The whole house is on one HVAC system. Additional ductwork will need to be ran to a few rooms.

I need some ideas for how to zone the upstairs and basement without adding a new hvac system. Any ideas? Some that I have stumbled on and a few notes regarding each:
- Smart-vents (Keen, Flair, Ecovent): The issue with these, is it seems as though they only open and close the vents based on the temperature. This will be an issue with the basement as in winter, simply keeping the vent open will not force additonal warm air out of the furnace. Does anyone know about these?
- New HVAC: $10,000 pill I wont be swallowing if I can help it.

- Electronic dampers: I don't know how these work really, and if the separate thermostat would force warm/cool air.

- Mini-split/wall units: Since I would have to put one ($900) in about 5 rooms ($4500) in the basement to fully separate the systems, this is also a tough solution. I also lose space.

I'm really scratching my head on this one and could really use the

Restricting air flow via dampners wreaks havoc on an FAU, I dont use registers with dampners at all. I use truair or Schumacher registers in order to manage static pressure plus I add more returns to alleviate the poor air exchanges. It seems like mini splits are the only way in this scenario. A zoned system needs the proper equipment.

 Thanks Alan, I wasnt able to find either of the products you mentioned - Truair or Schumacher registers - what do these provide your units? Why do you think the mini split is. the only route? I'd be fine with getting the equipment, the best option to me is doing the job right, as low $$ as I can.

Quote from @Kyle Ebersole:

Hey Will, I actually had the same situation in a duplex that my wife and I own and house hacked for a little bit. We lived upstairs in a 3/1 and rented out a 1/1 below. The whole house was on one HVAC system. I looked into smart thermostats and installing sensors everywhere but that didn't work out well. It became a big enough headache as temperatures varied from 1st floor to 3rd floor a lot. Also, my tenants wanted to control the thermostat as it was in their unit and my wife and I wanted to control it. Needless to say, home doesn't feel great when you can't walk into your living room and change the thermostat. I spent $5,000 and had mini splits installed, one of the best decisions I made. All parties are happy and I increased the value of my rental by now having two separate HVAC systems, one for each unit.

All that to say, I would recommend you install the mini splits. Seems like a big deal now and costly, but you will get that money back very easily if you ever decide to sell the place.

Thanks Kyle, how many units did you get? I’m curious how much space they cover

Hi,

I am extremely displeased with BiggerPockets customer service, or more accurately, the lack there of. I have posted several times for a seemingly simple fix (the integration between BP and RentRedi is not working appropriately), but with no response. As a Pro member, I would like to access to what I pay for.

Does anyone have a phone number to call? Looks like BP has buried all ability to reach someone.

Thank you for the help.

Hello all! Rookie here, I've been scouring Nashville for deals and am focusing in on SFH that need work, and multi families I could house hack. I have struggled to find anything in Nashville-proper that would cash flow, and stumbled into Lebanon and Wilson County, and also Watertown. There seems to be great deals with good rental rates, does anyone have experience investing in this are? Are there any plans for further developments, new business coming to town, etc?

Thank you all! Would love to connect with local Nashville investors and show tenants houses for you, or help you in anyway!
