Thanks again for the support guys! I have been consistently driving for dollars in targeted areas north east lv and man is this a more diverse area than Maryland. I'm sifting through properties and its looking somewhat promising for the criteria I set out. Here's to getting my first property for wholesale under contract asap.

Hey there bigger pockets forum users..
My name is Will Henderson, as the title suggests I am new to the las Vegas area and just started business here is a lease option and wholesale specialist.
Am actively seeking a mentor in the area with experience in my fields of choice to work with and gain some knowledge about this particular market.
Over that past year I have done my best to learn everything I can about the strategies I will he utilizing and how to be ethical and profitable, recently I found the opportunity to leave my hourly position and take up real estate investing full time.
I also dedicate my free time to pursuing my amateur mma fighting career.
I am very excited about networking with local players and belong to a few reia groups that meet monthly.. My goal is to replace me and my wife's income and be financially free in 5-10 years. Here's to the future!

The programs biggest weakness is the lack of info on what to do if there is too much owed to bring the property current.

The point of the program is to actually find buyers that can eventually by, as John stated earlier, Mr. Cantwell goes through the process of this type of deal with the intent to find an actual renter/buyer. With the monthly rent going through an escrow account via ACH. Everything is done with the intent of collecting the option fee from the buyer minus attorney fees and first months rent. Finding a good RE attorney that wants to collect on the closing and to have everything done through them stroking the documents that he provides as a base in the program. Yes I spent the $100 to get access to this program, so far it has been very comprehensive. Although it could have some important answers addressed, it does offer a great solution in my opinion for distressed sellers to have someone pay their mortgage and very likely buy the house from them at a fair market price. A great part of this is if you get the agreement at a great monthly price from the end buyer or option price, you can collect some passive income and potentially sell your option price for more and collect on closing. I don't like that his "number one" way to generate seller leads is through craigslist, he often says that buyers and sellers are best generated on there. I am very new at this but I can tell quickly that it is not so. I am currently seeking a mentor in the Las Vegas area, along with a good REA friendly to investors and a good title company as well that is owned by an attorney.

I assume you might have enrolled in a recently introduced progrom by a josh cantwell. I can't speak from experience, I just know the that is in fact his program name. "middle man income"
