Post: Agreement of Sale???

Hello BPers,

I recently listened to Podcast 276, with Bryce, Vacum the Truck, Stewart. Great episode.

Bryce talked about using an Agreement of Sale strategy, in order to hold properties from being sold or even looked at by other buyers, while he does his due diligence.

I've just been pre approved for my loan, and am  beginning to look for a property. When I mentioned this Agreement of Sale strategy to my realtor, he replied, "How are you going to do that? A seller is not going to hold a property from other buyers." He said this sounds more like the contract process, when you have a few weeks to do your due diligence.

From the podcast, it sounds like Bryce is going up to several properties at once, and asking for this Agreement of Sale, in order to keep them from being offered to other buyers. Then, when he is satisfied or not satisfied, he passes or buys, without any cost to him.

I feel like I'm not understanding something?

Thank you all for your response. I agree with everything you all said. And I felt this was the answer, but just wanted to make sure.

This will be a owner/occupier purchase, so yes, I do not want to burn any bridges on my first purchase, since I will be buying more in the future.

Hello BPers!

I'm getting close to getting my home loan approved, and then the search for a property is on! Exciting and nerve racking at the same time.

The question I have is, can I have two real estate agents helping me find my first purchase?

Being new at this, I thought you would only use one agent, but I just read today from Mindy Jensen, "Remember, you can have more than one agent bringing you deals," in her article, 7 Actions to take while searching for your next property.

So, it sounds like it's true, and it makes sense to me. Why would I not have two agents looking? 

Is there a pro and con to this approach? To me it feels like pitting two agents together in the Thunderdome.

Hello BPers!

I'm getting closer to getting my home loan approved, and then the search for a property is on! 

Excitting and nerver racking at the same time.

What I'm looking to do in the mean time is begin interviewing property managers in the Colorado Springs area, and get that process moving as well.

If there are fellow BPers in the Springs area that have recommendations for property managers, I'd like to hear from you and any input you have on the topic.

Good morning BPers!

I'm planning to purchase a duplex, that I will live in one unit, while renting out the other. I was thinking of Air BnBing one of my rooms in my unit, but I was not sure if I wanted to allow my tenant to do the same. It does seem a bit condescending to do it and not allow them too. But it would mean opening the door for problems down the road, when I move out after a year and move into my next purchase.

How have others dealt with this situation? Charging a fee to the tenant to allow them. Or just not do it myself and not allow that door to be opened at all.

Hello again @Bill S. Thanks for the information. Sounds like from most of the responses it comes down to the city zoning, HOAs and the other hoops as you mentioned. Hope you're doing good.

Hi @Teri Feeney Styers thank you for responding to the post. Glad to hear people are thinking outside of the normal building designs. As I mentioned to Cody, I got the idea from a British TV show called, Grand Designs. If you have Netflix, you can watch the episode there. It is an amazing look at how containers can be made into amazing homes.

@Cody Malone Hey Cody, great to hear you are taking on such a challenge to open the eyes of the city officials. A lot of work it sounds like, but in the end you were able to get things going. How has the process of taping into the city grids of power, sewage and water been? I got the idea from a British TV show called, Grand Designs, if you have Netflix, you can watch the episode there. It is an amazing look at how containers can be made into amazing homes. Thanks for replying.
