It is in a 55+ retirement park. Not a lot of money, so they are private sales. That's why I came to the experts.

Great,I just purchased a new home and sold my current home in less than 48 hours. Problem is the new owners need to take ownership on April 1st, but I can't take possession of my new home until April 15th. My buyers are ok not moving in until the 15th but how do we handle this? Does their insurance go into effect on closing day (April 1st), do I keep my insurance active, do I need to be renting for 15 days?

Any input would be greatly appreciated,

Welcome! Its nice to see the FM area mention on BP. I currently belong to a real estate meet up in Fargo. I have retired to the lakes area but am life time resident of Fargo. Hope to see you at the next meet up.

I have a tenant, who passed away a few days ago. Her rent was late, so I had her brother check on her. She was a single lady. What is the best/kindest way to reclaim the rental. The rent for this month is understandably late. Can I use the security deposit to cover this month?

Do I need to go through the eviction process or just hope the relatives move her belonging out before the end of the month? Whats a respectable amount of time I should give the relatives before I address these issues.

I also had a cat hoard issue. I learned that any water based product will reactivate the cat urine. Make sure your Kilz is lacquer base. The only good cat removal product is called UPS, I found it at a janitorial cleaning company. Don't waste your time on any products from pet stores, they don't work for situation like this. I tried the ozone treatment and didn't notice any improvement, but my house was a giant litter box, so maybe it works, if it is not as severe as this. I tried the black light, but the house was so dirty just about everything glowed. Even had spots on the ceiling, so I don't think that was cat urine. Just moving out a tenant with two unapproved cats, they shredded the carpets, I asked her about it and she said she didn't have the heart to declaw them. I agree she doesn't have a heart or she wouldn't have let them shred my carpet either :)

Here's an update on my garage project. I meet with the two city inspectors, they came out to the garage and showed me their concerns and said they could not issue a permit until I had plans drawn up to show how I would address the problems. (cracked floor, cracked foundations, better supports on the garage roof) I asked if I could cover the back wall temporarily so no further damage could happen, they said I could cover it with plywood and would not need a permit. Just to refresh your memory, I am trying to get a permit to replace 6-8 studs and put new siding on the back wall. The top plate and bottom plate are still in place. In order to put in the temporary wall I had to placed 8 studs and attached (3) sheets of exterior siding plywood.(problem solved) How is this temporary wall and different from a permanent wall, they are constructed the same. How long is temporary? The siding does not match perfectly but it is on the back side of the house, the siding is primed and matches the paint color on the house.

The city inspector went out with the contractor. The back wall was the only thing damaged and it was just pushed out the back. The contractor figures,  I would need a few new braces to bring it up to code (keep in mind the city issued a permit for a new roof 2 years ago) The city inspector says, I have to tear the garage down and I would have to replace the foundation before I can rebuild, because the foundation is not up to code. The garage is attached to the house and they were both build in 1950. The insurance will cover the cost of the back wall, about $1000 they estimate.

Just an update, city got involved with the garage. They decided to condemn it after giving us a permit 2 years ago to put a new roof on. We will have to fight the insurance company and the city at this point. Easy always turns complicated!

Talked to my insurance agent. She said she would not be involved unless I have problems with the tenants car insurance. At this point it all sound good, the adjuster has been in contact with me. We will see if it stays simple.
