I have a duplex under contract in the Dayton's Bluff neighborhood.  

It is a true duplex - 2 1/2 story.  3/1 upper unit rental rate of $1050-$1200, lower unit is 2/1 with rental rate of $850.  There are separate 100 amp electrical meters and separate gas boilers.  It has some charm, with the original natural woodwork, built-ins, and wood floor.

Repair estimates are:

Roof: $12,000 - $15,000 (depends on if new decking is needed)

The entire foundation.  Jacking the house up, installing new footings and cement block.  After talking to one company on the phone I think it's gonna cost $50,000.

I'm considering purchasing a fixer upper and the city require the foundation need replacing.  Does anyone have any experience and/or advice.  Thanks.
