Thanks Scott. Taxes are $4500 a year. I am figuring on a 6% fixed rate, that may be overly ambitious, I am going to meet with the bank tomorrow to look at some numbers.

I used the spreadsheet at the top of this forum, I think it makes money in the first year, even putting aside money for repairs and insurance and all the other expenses.

I hope I can talk them down a little on the price.

This would be my very first one, yikes!

They want $220K. 3 units, tow rented for $725 a month and one for $825 a month. Renters pay all utilities. I would put 20% down. College town the next town over, so the rental history is pretty solid.

What else should I look for? (Mortgages and other gotchas!)

Hey everyone! The market has gone a little soft in this area, yet property seems to move on and off the market pretty solidly.

Looking at a rental investment. College town next town over, the numbers look good.
