Hi Aaron Mazzrillo thanks for your negativity. Yes, I don't have much capital to get started. Instead of bringing me down, how about you point out a solution such as...how about you start looking for cash buyers. Once you have a couple serious buyers on board you can get into a deal without loosing sleep. My goal is to provide a way out for those that can't see the light at the end of the tunnel. While doing this I hope to learn about different niches so that I have more tools in my toolbox. Next time your going to comment on someone's post think about building them up instead of dragging them down. Wish you the best.

I'm trying to wrap my brain around the concept of giving an offer.  If I'm wholesaling and I don't have any cash to buy the property; but, my intention is to find a cash buyer am I able to say that I will buy their property cash?

Would this be wehre the term subject to seller financing?

I look forward to your feedback and guidance.

It would be helpful if someone could provide a list of possible financing options and a brief description.

Has Anyone heard of this company for DIrect Marketing lists?

It looks like they charge a annual fee of $895 for a single user access for unlimited lists.

Any feedback on these guys?

I signed up for the 30 day trial. I'm new to REI so I'm not too sure what to look for. After you sign up they try to sell you additional services. In the end it could cost you about $400 which I'm assuming isn't much if they come through on they word. I'll keep you posted.

Have any of you heard of Cody Sperber and the clever investor mastermind group? I was offered a free seat for a weekend seminar. Should I attend if it's free? They've said that it's not a pitch seminar.

Correct me if I'm wrong, if you are wholesaling aren't you in a sense buying a house and then turning it around and selling it for profit? So, what ever you decide is a reasonable amount to make is what you would increase the sales price by? I have read that the typical profit on a wholesale is about $5,000. With this in mind, you have to do your due diligence to ensure that the end buyer will be able to see the benefit in your property. Make sure to get good comps for the ARV and accurate required repairs. I also recall hearing on the podcasts that if anyone has to give on the deal it should be the wholesaler. Be ready to reduce your profit if it makes sense.

Welcome Chris.  I'm just starting out too and live in the Fontucky area.  Make sure to listen to the BP podcasts.  they have been very informative.  Hopefully we'll bump into each other at one of the local Meetups.
