Jeff,

I know you cannot use 30k on each and every deal. But for the properties that I am doing in the Denver market and for the price range i'm buying in it seems to work 90% of the time. Each deal is really like a custom suit....Its gonna fit everyone differently. All the best.

This is the thing. 9 times out of 10 you are gonna be 5-10k off with your rehab calculation. I usually use 30k for most properties. That usually seems to work. I would start with that number and see what happens. I would also get about 3 bids from GC's. Start with 30 though my friend, there are formulas for all the window's, roofing, and all that stuff, but honestly, its not worth the brain damage! Trust Me!! :D

I am still looking for a proven system in wholesaling that works. I have a CRAZY list of buyers but am having a hard time finding properties.
