@Paul Rush My partner and I had a particular deal pop up in Augusta. It fell through, but after researching the area, it seems like a good place to start. As a newbie, I'm looking for somewhere with a "low entry fee" and cashflow and Augusta seems to offer that. Still doing my due dilligence though.

Hi there! I'm wondering if anyone from California or out of state has any tips/ lessons on investing in Georgia (specifically Augusta) or any "dumb tax" to share? My investing partner has lots of experience here in CA, but we're interested in investing in SFH in GA. Is there anything you wish you knew before investing in Georgia versus California? Big thanks in advance!

Hi there! This was great info! Currently looking at a property in The Villages. What do you think of the rental market within the city for SFHs? It sounds like you can only live there if you're 55+. Can you even buy if you're under 55? Curious how that works out for landlords.

@Fred Cannon wow, thank you so much. Very helpful!

@Tom Baldwin Good, thanks! Put an offer on a home in Port Saint Lucie and fingers crossed it gets accepted. Will keep that in mind, thank you

@Emy Bernardo Thanks so much! Amazing tips!! Especially about flood zone. Would never have known that.

Hi Steve, Thanks so much. Is the tax you mentioned in addition to standard property taxes?

@Whitney Ortiz Hi - Fellow Californian. Stopped investing here (missed the COVID run up, oh well). BUT have done 10 projects of various kinds in the Pensacola area. Biggest surprise Real Estate Taxes are high for rental owners. We've been happy with our returns and quality of contractors and tenants.

Thank you all for the insight! Incredibly helpful!! So glad I found this BP community.
