Sounds like she understands how the game is played and is using it to her advantage. VRBO won't require proof she had travel insurance, they will just stop working on it when they hear that. 

If you want to get her attention to resolve the issue, start a small claim in small claims court. It's pretty simple paperwork, just costs a few dollars and if she doesn't show up in court, the judge will usually award the judgment to you. When you have the judgment, let her know that you intend to file it and that it will ruin her credit. If she cares about her credit, (maybe she doesn't care), there are services that will file the judgment and it will be reported on her credit report creating a problem for her far longer and worse than she expects. Collecting is always the issue though, that's the tough part. 

It isn't a difficult process, but unless it's enough to go through the steps, just move on with life and be aware it's part of being in business.

Hi, newbie question here.

I want to have a cost segregation study done this year on a STR I purchased in Missouri last month. It is currently in service, came fully furnished, and I will renovate in January.

I did a search on cost seg companies thinking I'd find one local to Branson, MO. I did not, or did not know what to look for. 

Any advice on how to find and select a company, do they have to be local? How long does a study take, I've seen a 6 week estimate online? Can the study start in 2022, but not be completed to be counted in 2022?
