I would think about the reasons they're an absentee owner. Landlord? Inheritance? Buy and hold, etc..
Should help you narrow your marketing.

We're wholesalers. I agree with you. The way we run our business is "everybody wins"! This guy sounds like he was running it backwards. Thank you for not snaking him out of the deal, that shows integrity. We had that done to us once, had a property under contract and a "partner" went behind our backs, offered a little more and the seller backed out of our contract to sell with him.

Hey Javon,

The way my wife and I do things is to try and stick with the "blue-collar" neighborhoods. We always try to stay out of the "war-zones", you know, the areas where you don't go at night, and don' like to drive through during the day.
We also don't mess with homes that would be priced so high that you would have a hard time finding a buyer to flip it to. Not to say that you CAN'T do deals in these areas, it always comes down to whether or not the numbers work. If you have a great deal, then it won't be hard to find a buyer, but things might be a little bit easier for you if you stick to what the "majority" of buyers want.

@BrandonTurner, right now I'm sort of walking away from my job. Honestly haven't been able to focus on the biz doing my job because of the hours, they had me working 7 days a week, and only got 2 days off per month. In the end I would have lost my sanity, well being, and my family. My paycheck wasn't worth that! So I'm getting back into the game after low/no activity for about 6 months. Tackling flipping hud homes right now, John Cochran has an excellent, excellent course on it! So my biggest challenge is everything!! LOL. I feel like I'm starting new again!

Not a whole lot of HUD inventory is PHX, so working in new market of Tucson, so there's the challenge of a new market, and having to find buyers. It will all be worth it though! My wife and I pride ourselves in being able to overcome obstacles! :)

Hello all,

My name is Joshua and my wife and I currently live just outside of Phoenix AZ. I think that we DEFINE persistence, we have been wholesalers in this area for about 3 years now and have had all kinds of financial challenges thrown our way!! But we never give up and we are looking to make this our full time career this year!

We are both originally from the desert of California, and have spent some time in Louisiana. And we have never been satisfied with doing a "9-5" making some one else rich. We are determined to make a better living for ourselves and our family!

Wholesaling is just the start, we would like to eventually get into fix-and-flip, then maybe some rentals, the ultimate goal is to eventually build passive income so that we don't have to work anymore.

Looking forward to learning lots and sharing whatever knowledge I might have that could help others!
