Thanks Lee, great information. I just own a couple of duplexes and have never had to evict someone.  I have texted the tenant and sent a 10 day notice to pay.

What are the next step in starting the eviction process. My client would tend to be one who would sue based on discrimination( based on social media posts and talking to them in person) so I want to cover all my bases.

I have searched and found one link for an eviction notice letter but the link is no longer valid . I have a tenant in Indiana who is behind on rent and I need to get the process started . I have read through the article on how to evict a non paying tenant but I am having no luck finding the forms to get started. Would anyone care to send me a form or direct me to a link to download the forms? Thank you in advance. Brian

New to this game but I do understand how wholesaling works in principle but had a couple of questions in the negotiation/ closing portion. 1. If the potential buyers know you are wholesaling the property , do they press for how much you have the house under contract for ? 2. At closing do they see how much more they paid for the property than you did. Does this cause any issues at closing with buyers wanting to renegotiate the deal? Just seems to me that a lot of issues might arise at closing when buyers see how much they paid vs what you paid? Thanks in advance for any information and i hope my questions are relevant and presented in an understandable way.

I am interested in learning more about Private lending. My main question is how are these loans collateralized to ensure repayment?

I realize this is a broad question but maybe someone could elaborate on some of the more common ways?
