Hey Daniel,

I am a part time investor in Birmingham with what I would consider an intermediate level of experience. I have a couple of investor friends who are in Tuscaloosa. Maybe we can get you together with them. If you can send me you contact info I will forward it to them. One of my two friends formed the Tuscaloosa REIA. We also have AIA in Birmingham , and me and a couple of other investors started a meet up group (Birmingham Real Estate Investors). You can sign up for the meet up group in Birmingham by going to the Meet Up websight. Roll Tide, by the way. If you are new to Real Estate Investment talk to some of us and we can tell you about some of our mistakes so hopefully you won't make them and give you some ideas so you can make your own plan. My plan is to own 30 single family homes in the Birmingham area free and clear by the time I am 60-65. I am on my way.

On the meet up web sight look for Birmingham Real Estate Investors. It went well. We had about 15 people of varying levels of experience and backgrounds. If you can't find it and sign up through meet up just shoot me an email and I will add you to our list.

We are having a Meet Up for Birmingham Real Estate Investors. It will be on 11/12/13 at 7 p.m. and the location is 237 Oxmoor Circle, Suite 106, Birmingham, Alabama 35209. This is at a real estate office of a friend of mine. We ask that you contribute $3 if you attend to defray expenses. This is for investors of all levels of experience. There will be no selling of courses. This is a pure networking event where you can find buyers, sellers, agents, property managers, mentors, partners, etc. and meet other investors. You can sign up for the group on the Meet Up web sight under "Birmingham Real Estate Investors." This is our first meeting so we will see how things go and plan accordingly for the future.

Not sure yet because I am still working on it. I am going to talk to a few other folks I know in town first and get some ideas from them and then we can set it up and have it. I was thinking a Sunday afternoon might be good for those of us with full time jobs. There is never a good time for everyone, but that might be a good one.

There are multiple attorneys and some title companies in Birmingham that will work with you to do this. If you are trying to assign a contract on a bank owned property (REO) you are out of luck because they won't let you do that. Other sellers will. All you have to do is sign an assignment of contract form and the attorney can handle the rest. If you are doing a double closing it is more complicated, but on a straight assignment of contract you get paid your fee at closing . The downside is that the buyer knows you are assigning the contract and may not like that. That is one reason why you might opt for a double closing instead.

I think I know who that is you are describing. I skipped that AIA meeting because I saw her once and thought she was bogus. There are local people who are better.

Hey Kim,

I would be curious about the specifics of the guru you are describing. I attend the AIA meetings in Birmingham which is the local REIA as much as I can. There are good and bad people there. There are some local "gurus" who are worth getting to know. At any rate I have been investing in the Birmingham area for about 5 years. I don't know everything, but I have a good idea of what to do and not to do. If you have any questions I am happy to help. I am going to try to put together a Bigger Pockets event where some of us can meet up and talk about what we are doing. We all need each other. We all want to succeed and make money , and we need to network to do that. Take care.

I am an active investor in Birmingham. Feel free to email me anytime about any deals or to ask any questions about the Birmingham area. I think we need to put together a Birmingham Bigger Pockets meet up/get together. And yes, Ali, it is appropriate to say Roll Tide as far as I am concerned. Alabama is the best college team in the country. I am not a huge football type of guy, but it is hard not to like them.
