I have a friend who would like to cosign a loan for some friends of his, he has excellent credit/income. The friends run their own business, but not qualify for any kind of loan. He has been told that he cannot cosign unless he lives in the residence or is related. Anyone know of a lender that can facilitate this transaction? Its a 300k house and he is looking for a 2-3 year loan.

I have a home owner who wants to unload their property in Scotland, MD. The property is partially renovated, but still needs some interior work and significant landscaping/Junk removal.  I have pictures available upon request.

Click this link to see more details Tax Info is on the page I beleive, The current lease is month to month, but the client does have an interest in staying if possible(he is in good standing on payments as well). The house is pretty good condition and doesn't really need any repairs at this point. Let me know if you want to know more or see the place

I agree with all of you, and I don't plan on staking my entire business on it. I have helped investors put in bids, after about 3 weeks of bidding on 15 properties daily we nabbed one. But in retrospect I can put in 15 bids in 30 mins, which is a lot more be said than a regular MLS contract. I am new and starting out, I have a limited marketing budget. I have done yellow letters with little success, if anything I tend get more listing prospects than true motivated sellers. I merely see HUDS as one avenue to wholesale, and I have learned from bidding on behalf of investors(and them backing out). That the best way to do it is to view the property and then bid on it.
