Hello everyone,

I'm heading down to Savannah next week to check out the area. Can anyone tell me some zip codes in a "B" area that i can check out. Looking for a possible Duplex to Fourplex, would even consider up to 8 units. Any help or thoughts would be much appreciated.

Welcome to BP,  I'm also a passive investor in several Apartment deals and I'm considering getting more involved in a  20-40 unit deal. I spoke to a few people who put the deals together, Syndicators, and the biggest problem they face on the smaller units, anything under 75 or so, is finding good Property Managers. It seems that there is a lack of good PM that handle smaller Apartment complexes. They say its a lot easier running large Apartment deals, but thats easier said than done. Best of luck in whatever direction you choose.

Hi @Michael Swan

You Mentioned somewhere that you have several Apartment buildings and two of them weren't doing so great. Can you tell me what the problems were and also what area of Cleveland you are doing well with? Also, how did you go about finding your deals? I plan on going out there this spring to look for a 12-20 unit building, but I'm still working on what area of Cleveland  to invest.

We are looking for a good and dependable General Contractor in the Cincinnati area that has experience in doing Rehabs on Multi-families (20-30) Units. Work is to begin in the next couple of weeks.
