For a good answering, have a look at regus.com - they have live people (and offices) all over the country. They can answer calls and patch them through to your mobile (or wherever) or send calls to voice mail. You can give them simple answering instructions as well to help qualify the calls. They can also set you up with a phone number.

... (con't) Regus.com . Just make sure to test their phone answering process and the script you provide them to make sure they're handling your calls the way you want them to. I would allow 1 week to work the bugs out before promoting that phone number ... I've used them off and on for almost 10 years & it just takes them some time to get it exactly right.

... (con't from above) and once you start putting your own money into deals, raising money will be easier. Outside investors like to see you've got 'skin in the game' before putting their own money in.

I work with a group of investors. Sometimes we put our own money in. Sometimes we hunt down deals and put other people's money to work. Usually its a combination of our money and other people's money.

If you have no money, like some of the others have suggested, talk to people who do. Do some homework and have some example deals you can talk with people about and ask them if you had a deal that looked good to them and made sense, would they be interested in putting money in. Your 'finder's fee' will be part of the deal if it happens.

Then, you'll have a bit of cash to put into the next deal.
