Thanks for your answer, ok so what ever I decide to put up can be recouped at the end. I'm still a bit confused as to why the EMD is needed and it's purpose but I understand the idea. To slow it down for me, lets say that I come to you as my buyer with a deal that I get under contract for $50k, this is the point I get the third party involved to put up my EMD? Then I come to you to let you know what I have in place? I really just trying to solidify all the steps I will be taking to build the system I will be taking each time I go into a deal.

when putting up earnest money to get a property under contract, if is a good faith gesture signifying that you intend to buy or have/find a buyer... understood. Is this money is to go to the seller via third party? Now as the deal proceeds a buyer is assigned, am I getting the money back through the assignment fee?

when the deal is met after approaching a distressed property/owner or assessing the lead is it necessary to put money down to get the property under contract?

@Mike Hurney I do live in Brockton and I am on the north shore quite frequently. I'm just getting to know the south shore area because I live there but I am also knowledgeable of the north where I used to live. I figure if my range was broader it would better my chances at finding deals.

@Ann Bellamy I think I will take that advice and stick to the back yard I am currently in. I also have been taking the "free" route to educate myself and I believe that I will be able to get things done with the info I am getting.

@Manny Cirino as I said I am determined and know that I will tough it out. Needing the money is what prompted me to try and find the vehicle that I would use to change my situation but it definitely is not the sole reason. Like you, I want to be successful at something that I love to do and asking other things I have found RE investing is one that will take me exactly where I want too go.

Thank you all for the advice and encouragement, I will take heed to every word and continue pushing I know that I can and will be doing this and I am glad I joined BP, it has aided in keep my interest and educational. I hope that we continue. Keep track of my progress.

As I begin this journey to becoming a real estate investor the frustrations of not knowing much about investing in real estate and barely getting the info needed to take the next step and actually do something as far as starting a deal has just been hard. I have adopted the notion that any thing worth doing isn't going to be easy and I am prepared to give it all I have. Pressing forward I am determined to be a real estate investor.

The hardest thing I have come across in my journey is the wealth of information it's great and available for the "low price" of more than I can afford right now and still be able to pay the bills. This is the one of the reasons I need to get into investing, not wanting to continue living check to check. Through my research into investing in real estate, I have found that there are very few people if any who have done it alone. Now here I am, taking the next step, on to the next phase of my journey here on biggerpockets looking for someone to shadow, learn from in the field. I will look for deals for anyone that is interested in working with some one willing to doo the grunt work for the sake on learning. So if you read this and are in the greater Boston area and north/shore of MA or know some one in the area know that you can get some quality labor to make your job easier just tell me what you need done and why.
