My inspection background has really helped with evaluating houses for structural integity verses cosmetic repairs. For example, many homes to the untrained eye appear to be in bad shape and can warrant deep discounts when in actually they are only cosmetic repairs that can be fixed for a fraction of the cost.

The only time I am concerned about tax value is when I am planning to buy and hold. I need to know the taxes that will be due each year in order to determine rental rates.

Welcome RC,

Whay type of investing are you interested in? Buy/Hold, Flips, etc.

It is definately possible for you to get started while in college. You may also want to consider joining a local investors group and finding deals for cash investors while you are learning. This will earn you some bird dog fees and teach you a lot without stepping out on your own too soon.

Hello Gena,

I've have tried a couple of short sales, but did not have any luck getting them through. The problem I ran into being new at the time was I did not do any paperwork and the property was bought out from under me.

Do you use an option contract or some other type of contract while you are in discussion with the bank on the short sale?

Hello Ed and welcome to Bigger Pockets Forum. I have purchased a couple of bank owned homes in the past. The process was rather difficult. Looking forward to reading your posts and learning some new techniques. I liked the deals because the margins were pretty good, just the paperwork was difficult to get through.
