That is some exciting news, Nashville is a great place to live! Midtown is a great area to live if you are looking for close proximity to hospitals. St. Thomas, Vanderbilt, and Tri-Star Medical Center are all in a one mile radius. Hillsboro-West End is also a good spot close to these hospitals as well. There are plenty of avenues for finding rentals in these areas. Some advice I would give is by utilizing all forums and reaching out in Nashville Real Estate Networking groups on Facebook.

Since you are new, the best thing to prepare is reading up on the market you're in. Other than that listening and asking the right questions is the best advice that I could give. All of the meetups that I have been to have been very beneficial, and the people you will meet are always willing to help new investors. You are already taking the right steps, best of luck!
