I'd go for it if you are confident in your GC. Worst case fund the rehab out of pocket and cash out refinance later. You might find coming out of the rehab it'd be better to make it a flip, or you might decide to keep it. 1200 rent on 60+40k cost should cash flow nicely especially with all new stuff.

Another vote for hardscaping. color lasts forever and doesn't add artificial smells.

I can't believe people use peel and stick or rolled linoleum in anything but class D and maybe C properties. I like click lock laminate, can put down 900 square feet in a day with a helper.

I used to be a big windows guy, but I do love my MacBook air I have to say..... also have used a chromebook with good success but watch out for formatting stuff using MS word.

assuming they're both in decent locations and in good condition, i'd make a low offer on both (maybe 85k and 70k or something) and see if one accepts. if you can pay cash for one, i'd leverage and try to buy 3-4 with that same money, depending on your risk tolerance of course.

Thanks @Mike Hurney appreciate the insight. Have a meeting tomorrow with them to discuss. Good tip, to go in just asking the question, rather than with an accusatory attitude. I'll let you know how it ends up. 

I'd go with @Anthony Joseph Kendall II and say use the credit cards. anything you can't put on one, i'd use either personal money (if you can) or look at Lending Club for a personal loan of like $20k. Get one unit ready and get the stream of income flowing. I've done a 203k, it works, its just a LOT of headaches and i'd avoid it if you can.

Hi All

Looking at the latest assessment of my legal two-family home, it was assessed as "conventional" (likely because it hasn't been used as a 2-family in some time). Looking at comps, it is assessed 50% higher than any 2-family in the neighborhood on a price per square foot basis. 

My questions are, does this open up a can of worms letting in the assessor (if they do in fact come in during this process)? Is price per square foot a reasonable way to compare value in an assessors eyes? Do I have to accept this, since I recently purchased the home at above assessed value?

Agree with @Mike Sedlacek it may cost more than wood but you don't have to worry about staining or painting or anything. Composite is the best.
