It's time for the 3rd South metro monthly meet-up! We are meeting again at the Eden Prairie food-court. We've done March, April, (skipped May -oops), and are going to hit it hard in June.

5pm - Eden Prairie Food Court.

Once we hit 15 people, I'll reserve us a room.

Same rules as last time.

1. No commercials

2. Come prepared to share something that helped you in the last month related to investing.

3. No cover, buy your own food.

4. Goals, outcomes, accountability are all part of our discussions.

All are welcome!

That sounds crazy.  Come to our May Lunch & Learn - all are welcome.  We have just have a no commercials rule.

This is a team sport and shouldn't be based on exclusions.

Thanks to Renee, Patrick, Bjork and Josh for attending today's lunch and learn.

It feels amazing to be able to bounce ideas off each other and learn.  Everyone is at a different experience level.

A few nuggets.

1. Always read your property management contract!!!

2. Never pay utilities for your tenants.

3. Have a lease, even (or especially) if you rent to friends/family.

4. This is a team sport.

5. Thumbtack is a potential place to find contractors.

6. Partners need to be thoroughly vetted.

Welcome.  @Mitch Brunette hit it on the head.

1. Make a plan.  (Like sit down and write out a plan that is as specific as possible)

2. Criteria.  (Cash on Cash, Cap Rate, location, brokers)

3. Educate Educate Educate

4. Do it.

Discipline and Specificity in all of these steps will lead to success.

1. Kicking of a syndication to drive my large commercial acquisition [ COMPLETE]

2. Sending out 5 hand written letters to owners of 30+ units. [COMPLETE]

3. Calling each of those owners to follow-up [Incomplete]

Tracking down the original owners has been more difficult than originally imagined.
