The thing to think about is that listings can’t be transferred from Airbnb. When Evolve creates the listings they own it and if they go out of business or you change your mind in the future all the reviews go away with the listings. I also felt like they handled everything that was easy. The first communication with the guest can be automated. I have one that goes out when they book, one the day they arrive and one the night before they leave with check out instructions. Past that it really question on where do eat. That type of thing that can also be pre written in your quick rely section in Airbnb. The only thing you have manage is the cleaning person. I just screenshot the calendar and text to cleaners so up to date. The only thing that is disadvantage your not on other booking sites. I think this could be figured out but the majority of people in my area book through Airbnb so it actually more important to me to get those reviews built up first. 

I agree. I have worked with them for about 2 weeks and they have listed my place as having a kitchen and it doesn’t. The real problem with these companies is that own the listing and the reviews you get from them. I’m getting out early enough. I will own my listing and be able charge cohost and management without losing reviews. I’m so thankful I’m getting out early. Evolve is cut and paste communication and very basic marketing. Everything they offer you can learn from a YouTube video or management app. Keep your money, Reviews and ownership of listings!

I’m starting using Evolve. I wouldn’t recommend them personally. They position themselves as a management company but they’re really trying to be a marketing company for owners. I have small studio on first floor of my home within walking distance to restaurants. It’s more hotel style with no kitchen. They posted on one site as having kitchen. You have summit changes to your listing ( which they can deny) and have telling me I could just add that to my guest book. As far as the management goes. They just send automatic responses to guests and email to your cleaner. You will have to reply to anything else the guests ask ( or pay someone else too) I’m waiting until my last guest is checked out and going to have pay them $250 to leave them but I feel like it’s better then the bait and switch marketing they do over there. I’m looking into the guesty app. It’s basically the same thing they’re doing with automatic communication,but seems like I’ll have more control. I’ll be saving 10% and it only cost around $40 a month.
