@Christopher Phillips Thanks for looking at this. The duplex is listed for $46,000. Both units are occupied and are currently renting at $500 and $525. One unit is in good condition while the other will need new flooring, holes patched and a full interior paint. There are no known repairs that will need to be made immediately upon taking ownership and it has a new roof in 2018. In looking at comps in the area I think these two units should be listed for $575 each. I would be buying to keep and rent. Thanks, Wes

Hey everyone. I am new to the real estate game and am looking at my first deal. I am wondering if there is any strategy to making an offer on a property as far as the amount I offer. Is there a hard and fast rule based on a percentage? Does it just depend on the market and comps and no guideline exists? I am looking at a property listed for $45,000 of that is helpful. Thank you!
