Hello,

Here shortly I intend to transition from SFH's into a more passive role with syndications. I'm looking for a CPA that can help me understand what to expect regarding taxes when I sell my SFH as well as in the future when dividends and earnings are payed out in the syndication deals.

I'm new to the world of having others perform professional services for me, so I'm not entirely sure what I'm looking for, but I don't want to have a potentially costly mis-step along the way.   

I'm located in NM but would be ok working with a CPA out of state so long as they have some specialization in real estate.

Hi All,

I'm looking for some referrals for lenders that allow 3.5% on FHA on multi-family units (4-plex). I reached out to my local lender and they indicated that even with a FHA they would require 25% down. Is this now the industry norm? If not, any recommendations on lenders that allow the 3.5% down are greatly appreciated.

Hey Y'all!

Knowing how important networking is to deal flow and success in the business in general, I've been reaching out to local existing REI Organizers to see if any were running virtual meetups. So far I've come up empty.

I wanted to gauge interest in such a meetup.  I'm more interested in the commercial multifamily side here in Austin and the surrounding areas, but open to conducting virtual meetups for general REI through out the ATX area too. 

If you would be interested in a meetup like this, please let me know below.

Alternatively, If you know of any local groups currently meeting through zoom or other virtual software, please comment below.  No need to reinvent the wheel.

If finding a cash flowing property in the Portland area is a rarity, it begs the question; what is the best real estate investment method in the area.  Would I be better off looking to fix & flips?

@Doug Melland,  Welcome to Portland... Well, I'm not there yet, but will be in a few months.  My wife and I are heading out there next month to do exactly what you are saying.  I have asked her to look at school districts both in Portland and across the river.  That's our starting point. 

@Randy Johnston, I completely agree.  Schools are at the top of our list.  If we can't find an investment property in the area, it will be because we are uncomfortable with purchasing one in a district with sub-par schools.

@Michell P.. Thanks so much for all your insight.  I certainly appreciate it!

@Jeff S. I assumed that it would depend on price. I am looking at prices up to 550K that meet the 1% rule for starters (if I wasn't going to be occupying one side). Crime is certainly an issue.  I want to owner occupy and need a safe neighborhood with good schools.  When the time comes to move out and rent out both sides.. I certainly want to attract young professionals with families, so an emphasis on the aforementioned criteria is a must. Again hopefully I will get a lay of the land and understand Portland a little bit better when I'm out there in mid-April.
