Curt, 

   Thanks for the reply, I am new to BP. And new to investing in real estate. I didn't know if this assuming loans was possible because I have not been able to pull anything up to research this. How ever curiosity gets the best of me and this did sound interesting. And I am curious how could this happen of assuming a loan is it through the bank or the title company.

My question is how to step by step assume a loan. Example my mother wants to move but has not been able to sell her house and has offered me the house. my credit is poor. I can rent the house out for more than her current house payment. I have herd of assuming a loan but I Don't know where to even begin.
