same issue I have a potential client with her es on the title and he has not payed a single dime supposedly

I currently have a potential person to make/get a deal with that is a motivated seller but she currently has an ex with their name on the title but that person has not been paying anything at all with her, what options does she have or what options do I have as a wholesaler? Thanks!
