We recently bought a duplex on STL, constructed in the 1920’s. My suggestions are similar to others in this thread; be aware of those things that need updating and plan for it. Our bottom line was (1) Location - it’s a great trendy area! and (2) Cash Flow - meets our criteria.

We have a new LLC formed in WY. My credit union in TN doesn't open accts out of state. Any suggestions for low fee banking in WY? Thanks in advance!

Similar experience and frustration. In addition, 1- encountered challenges with adding the next tenant; my MTRs sometimes have 1-2 future bookings. Not intuitive in how to connect the next tenant to the apartment without impacting the current tenant file.

2- tenant screening can’t be done without the legwork of setting up the tenant, connecting to apt, then request the screening. A waste of my time if screening ends in rejection. I use KeyCheck to get it done instead.

Looking for property management in St Louis MO for a duplex renting to Travel Nurses and Professionals (30 day's minimum leasing). Is there such a thing, or do we use an STR property manager and modify turn over process. Thanks in advance!

3 years investing mostly medium term rentals in a destination market, full occupancy and great yoy revenue growth. Can flex MTRs to STRs but rather not at this time.

I'd suggest STR owners considering MTR to boost occupancy if they're near metro areas.

Looking at ARMs 3-5 years out now.
