@Jason Wray Thanks. We'll, I'll keep checking to see. Mortgage rates in less than 3.2% across properties so definitely favoring HELOC.

@Jason Wray Thanks for your response. I do understand the difference as you stated. What I have been finding is that the traditional players ( big banks, Cu ) that offer a true Heloc are assisting about 60 days to close and fund while the more online players such as Figure is offering A Heloc that to me is really a Heloan because you have to take the money over approved for the full amount but they promise a 7 days payout all things being equal.

This is why I specifically asked if anyone know any Lenders and to please clarify HELOC or HELOAN.

Hi All

I'm in Goergia and trying to find the best lenders offering high LTV on primary residence as well as investment properties.

Hoping for 90% LTV on Primary ( found 89.99% via Discover) and 75/80% on investment. Please clarify whether it's a HELOAN or HELOC, thanks. Also, does the initial draw have to be the full amount like a HELOAN even though the product might say HELOC?

Good Day Everyone.

I've only owned a couple sfh am middle-aged and not sure I agree with flipping sfh at this point to create wealth, time freedom and passive income so I have been reading and there seems to be a lot of talk with multi-families and more specifically apartment investing.

For someone staying out, what are your thoughts on paid coaching? Are these programs upwards of $25,000 worry it to FastTrack you on learning the business, get coaching and into a deal while providing access to a network worth it?

My update said the applicant didn't work out, which was not due to the dog.

While I understand what you're saying, thankfully our weather don't usually get to those temperatures.

As for our dogs, I highly doubt they were miserable as they had more than adequate open play area, designated droppings area, dog houses, dog pools, toys etc and we interacted with them when we got home plus they were allowed to go run off into the woods and had 14 acres of land to play with.

With that said, this would have been a temporary situation, with an end date prior to harsh summer or winter, until the Tenant was able to afford more long term permanent solution.

I had also said there was a backyard for the dog to be with its owner and they could have also used the back covered porch.
