@Steve Smithy sorry to hear that, I’ve definitely heard horror stories, curious where was your vacation rental?

Thanks @John Underwood I love the idea of tile.  Not sure if my husband will love the idea of installing it though! We are trying to do it all ourselves, but we’ll see! Thanks again 

Thanks everyone. We definitely know LVT is best for renting but if we can’t find one that looks good in our house we have to go with something else - so I’m definitely curious if anyone else has personal experience with eng hardwood and if they thought it held up ok for the most part.  Thanks for all your advice and input! 

@Steve Smithy yes that’s what I’m most afraid of.  Did you have felt pads under the feet of your table and chairs? We were thinking of trying that since we wanted to avoid carpet there 

@John Underwood from what we’ve read hardwood wouldn’t do well here due to humidity and we also like the easy install with eng hardwood since were doing it ourselves 

Anyone have engineered hardwood in a vacation rental? How has it held up? We have looked high and low for a nice LVT (knowing it’s the most durable and waterproof) in our cottage by the beach, but there has Been nothing that we’ve even somewhat liked, the tones just haven’t worked.  We fell in love with an engineered hardwood maple but were nervous about scratches and scoffs and dents! We know it’ll happen but for those who have it is it a total nightmare or worth it for a nice look? We aren’t right on the sand but a block away - it’s not a luxury rental or the nicest out there, but it is nice and we want it to feel nice.  Any input? We are so torn. I should also say that it’s our vacation home as well so a lot of our decisions have been for our own personal preference while also factoring in that it’s a rental. 

We have a nicer vacation rental by the beach and I’ve fallen in love with an ivory leather couch. We are new to renting our place out and logic tells me this is a  horrible idea because duh, but it really brightens up our space (it needs it) however I know it’ll be prone to getting dirty and showing it.  The leather is top grain and easily cleaned but between cleanings im nervous about what it would look like.  Anyone have thoughts or insight - especially if you’ve possibly had a light couch in a vacation rental - would love to hear how that went. Also the couch is used and only $500 for a really high end leather which is why I’m even entertaining it. Thank you!

@Neal Collins thanks so much for your insight! Yes we feel it’s the way to go.  What do you use as your criteria for ensuring the fourplex is truly profitable.  We are just torn because right now the numbers looks great, the house has been mostly renovated however it is an older Victorian style home and will likely need future repairs.  However, it has a new roof and lots of updates.  Our loan amount is close to $900k.  Our monthly figures are 1500 net cashflow before expenses  and we plan to manage it ourselves. Thank you again! 

Yes that’s the average rent amount per month For all units, some are bigger than others.  I didn’t calculate any owner paid utilities in the 1500 amount. Since we are living in it as well we plan to get around 5% interest loan
