Thanks Joel. this is exactly what I want to know as when/whether to tell tenants about the sale

They will typically know from the estoppel request. Usually in most purchase and sale agreements the estoppel and snda are last after regular DD. Current owner doesn't want to give notice to tenants unless they are pretty sure purchaser is going through with the deal.

Retail properties you do not put a for sale sign out there on the road or property. That can spook tenants and their customers. You sell and market it in the digital space.

In CA, there is this covid-19 bill that just passed Sen Judiciary. Basically tenants can walk away from their lease if they choose to

Thank You Ronald. Will check.

Just wondering will tenant get upset by landlord selling the property? Or they just do not care whoever be their landlord?

Thank you JD. I was afraid that some tenants would be affected negatively in the process of selling. But if we all follow leases then guess we should be fine.

I am thinking to sell a commercial building with a tenant. Do landlords have to inform tenants about a property sale? Will the sale affect the relationship with tenant in a bad way? Or tenants won't care if the new owner keeps the lease unchanged?

thanks you for your answers in advance

Thanks for your reply Phil.

Hello, I am new to this forum. I would like to know whether are all restaurants required to have ADA compliant restrooms? According to this site: site https://smallbiztrends.com/2016/05/small-business-...

Small business with less than 14 employees do not need to be ADA compliant. Is this true?
