what is the best type of paint to use on trim and cabinets. I have heard people talk about enamel, but the only enamel I have found is rustoleum, which I am sure won't work

I am struggling to decide whether to replace the windows on my flip or not. I have estimated that I would be able to replace all windows for 4k and another 1.5k would be spent on new siding, which is marginal. The current windows are single pane in Minnesota, and need quite a bit of work. It could make them look quite nice but I think the single pane will be a strike against me.

Purchase 60k
renovations, holding, and selling, with window replacement 30k
Hoping to sell at 110k to 118k

I am a crop and hog farmer from Minnesota. We would like to expand our land base, we have purchased 200 additional acres in the last year, and there has been another 600+ come for sale since then. We are looking to partner with an investor to purchase the land and we would contract to operate the land for the investor. Are there individuals out there that would be interested in this type of situation, and how would I find them? How else could be find a way to operate the land without purchasing more of it ourselves?
