My short term goal is securing residential rental properties as my foundation.  Long term I would like to conduct a flip or two to build some additional capital for future purchases.  Just have to get the first property under my belt.

Thank you for the advice. I am currently spending a lot of time researching and learning as much as I can I think that's why I am becoming overwhelmed....too much information. If that makes sense. Does BiggerPockets over insight on building business plans? I am new to the site and have not learned all the ends and outs just yet.

Hello my name is Wendi and I am from Northwest Louisiana, I recently started my journey building a property investment company.  Very excited, have had a desire for many years just never acted on the dream. So here I am today, I have the ball rolling but now I am becoming intimidated by the process.  I have little to no capital and I am unsure how to approach funding my first buy.  I am being told that because I have a great credit score but no capital I am in good shape to get the financing....Huh? So do I find the property first and then go to a banker or should I secure the funds first and then pursue the property.  Should I seek a line of credit or conventional mortgage. So many questions...What do I do?
