Hi Patrick! 

From what I've heard ADU permitting gets more expensive after 749sqft. I'm currently doing a 719sqft one in LA & just on soft costs for that was $13,500.

 It’s been good so far thankfully. It’s been booked ever since. I’m actually at my place right now doing some maintenance after a guest stayed for 2 months. I’m near the i10 that seems to attract people since that’s the only freeway here.

Hello everyone, so one of my partners has around 250k in cash & wants to invest but wants his return to be as passive as possible. He doesn’t want to deal with tenants or maintenance. What’s one way to get a good return on his cash without having landlord responsibilities? He isn’t an Accredited investor so he can’t join a fund. Thanks !

Yeah you’re right, I’m sure I’m overlooking a lot of things as I’m new to investing. I got my first rental in august 2021 & my second one the beginning of the year. I was “waiting” towards tax season for next year to look for a CPA but I’m guessing a wise thing to do is to look for one now. Thanks for your input!
