@Jason Hirko Lol, Sorry. Using creative financing strategies such as a wrap deal to assume payments. Do investors use this strategy if not how do buy and hold investors obtain their properties without getting a conventional loan? Thanks for replying!

I'm a wholesaler in Richmond looking to build capital. I've been on a couple showings already but haven't really come across a good buy and hold deal until now! I was wondering what's the most commonly used strategy for investors who are interested in obtaining a rental home that still has a mortgage?

Is it possible for a wholesaler to make the payments to bring the loan to current, then also work out a deal using subject to or a wrap mortgage for an investor to put a down payment to obtain the house? In all without really receiving a lot of hassle from the lender? Ex: due on sale clause?

I'm a beginner in Richmond, VA. I want to start off wholesaling so I can gain enough capital. I've been doing ok just some of the simple things ex: bandit signs, talking to sellers & investor. I pretty much have a attorney and everything. I feel what I'm lacking now is true knowledge of the Richmond area. Is there anyone who can share? Examples: what's a realistic strategy used in Richmond to obtain homes that have mortgages on them. I have strategies that I feel are great but really don't have that mentor guidance to help me with them. If anyone have knowledge of Richmond and how the real estate goes about in the area please post letting me know.
