Holding Costs: $20,000 (6 mos)

Commissions: $13,000 (6%)

ARV: $450,000

I have a condo in Maryland under contract for 70K (could probably negotiate it down to 55K) which has pretty good rent potential. Owner wants to sell it as-is, only needs carpet cleaning and it is rent-ready. Comps are coming in at around 65-70K and can rent for $1100 - $1300.

What else do you want to know?
