Facebook Marketing is a great way to find these leads. You can actually target your geo area and target high net worth individuals. 

Set up a landing page to collect data and give them something of value, take a bit of effort to set up but is a gold mine that just needs to be dug.

If this is someone you are going to consider, why not get a license yourself and have access to offer documents with the Realtor Association. 

I would advise getting a Real Estate Attorney to write the offer but only after having a verbal discussion with the Listing agent.

I have used zoho, topproducer and a dozen others. I found that organizing through my iphone groups was actually the easiest system for me. I then use Mojo Dialer to track new leads or cold calls.

I was living in San Diego over the summer. I discovered a number of REIA groups through Meetup. Google Meetup and search real estate in San Diego and I'm sure you'll be able to find a number of groups that meet weekly.

Since the crash of 2008, the Real Estate market has been hit hard but bounced back within the last few years in many parts of the country. With the major issues below, where do you see prices in the national and major markets going?

Some items to be considered:

1. The federal reserve continues to "ease" money to help banks write off mortgage debt. Will the Federal Reserve continue to manipulate the market? Will they add incentives to help with down payments?

2. Interest rates continue to stay at record lows. Will they increase, decrease or stay the same?

3. Prices in major markets have risen well beyond the range of the average family, will limited supply continue to demand high prices?

The fair housing law falls on the seller side... so you have nothing to worry about when you are the buyer. I write it in the email and paste the picture then attach the offer and financials in one pdf document

I don't know one based physically in the Atlanta area but I highly recommend Bill Rayman at Guaranteed Rate. If he can't do it, it can't be done.

It would be a great time to sell or better yet, utilize the equity in that building to purchase more units!
