I agree with Center Point it seems to be the out of state investor haven. Although it makes me uncomfortable in the next correction. It is 30-40 minutes away from town and eh "most people no car"?.

I have bought a bunch of turnkey rentals and never once did I buy with a wait list. For those of you who don't know wait lists are, when you the buyer are forced to wait in a queue for a property and is first in line for purchase a property you have first right to purchase or pass it to the second person in line.

Psychologically this creates a limit on supply and propels the buyer to purchase whatever comes up and to pay asking price. Not saying that the pricing is not fair but it's just seems a little messed up when there is this seemingly artificial supply manipulation. Just saying. If supply is so limited what respectable business does not ramp up supply or put on another crew to account for demand.

Any thoughts?

Wanted to put an alert out there for the next upcoming meetup for passive Cashflow investors. The reason I made this meetup was that I personally went to a lot of REIAs and it's difficult as a passive investor (with a full time job) to network and collaborate with other like minded individuals when the big meeting is 80% active investors who are flipping, wholesaling, bird dogging, and "just getting started with no money".  There is a 5 dollar buy-in to keep the tire kickers out.

On April 7th I plan to take a deeper dive into the proforma sheet to analyze the numbers side of the deal. Forget the 50% rule, 2% rule, you will learn how to chug the numbers yourself and make an educated decision on what the implications of a purchase will be.

You need to submit a financial statement, and bio/business plan and let them know your credit score.. What are the with details of your find/portfolio because I don't know what your trying to pitch.. A spreadsheet of your schedule E also helps.. It can look really generic but sending these types of documents to them without them asking shows that you know what your doing and that will let them chase you a bit because it appears like you are shopping around.... Which you are.
