I am not in the military but,    cannot qualify for traditional financing.  I have been renting a sfh for 10 years and the seller says I can buy it if I can locate financing.   I am searching for a private lender who will loan me the money at a reasonable interest rate.  For 3 yrs.  The house is located in Texas.  Hard Money requires 20%-30% down according to the price.   Any information would be very much appreciated.  Time is of the essence.  Does anyone know it  the down payment can be borrowed?

The seller will not do a subject 2 nor will he owner finance because he needs the mortgage out of his name.

Great , Great Great, You did it. So can I. I have fire Now. This is the greatest news ever.   I started to change my Paradigm this year.  My goals are moving forward.  I am on task. Yea!!!

I am a real estate investor and I have been since the early 90s.  I am interested in buy and carry. I usually owner finance to couples who are looking for properties.  I have only flipped a few houses because I really do not enjoy the work that is involved in rehab.  I find wholesaling to be a risk. That is just my mind set.
