Two bed, one bath home for sale in Pigtown. There is an additional room with skylight which could be used as an extra bedroom. Two blocks to Carroll Park. There is currently a long term tenant, living there for more than a decade, who pays $450/month + utilities on a month to month contract. Great investment property. Full Risk Reduction Lead Certificate from prior owner. Please do not disturb tenant. Motivated seller. Cash offers only.

Also, Kevin Plank from Under Armour is buying up about all of South Baltimore. For investors, it's not a bad time to be buying into Pigtown.

So a colleage of mine mentioned I must "register my property" with Baltimore City or else I can be fined $20/day. I looked into this more and came across this website: http://www.baltimorehousing.org/property_registrat...

Has anyone had any experience with this? It's the first I'm hearing. Why do I need to register a property that the city already knows I own?

Thanks,

Bill

You're required to be an owner occupant for 12 months with Homepaths.

I've thought about this concept at length. Baltimore seems like a great town for it. Improving property values for neighbors, building equity for yourself, providing a safe area for tenants, etc. It seems to be a win for all.

I'm trying to do this on a small scale myself in Pigtown. I'm buying my second home on the same block. Then I'll pick up trash, see about getting city trees planted, and improve curb appeal on both homes.

Cheers.

@Derreck Wells - I agree each inspection will be different. I wanted to provide a basis for common areas which are tested.

They said nothing about a special type of "de-leader" to do it. Maybe that's because it was just windows.

Anyway, @Account Closed, yes, I got the lead test the same day as the home inspection before buying my last property. It was the first building I purchased that wasn't already lead free certified. Now in Baltimore/Maryland, you can't rent a house out unless it is at least lead-safe. I'm not sure how the guy you're talking about fixes a lead issue if he doesn't know exactly where the lead is.

 Yep. This exactly.

FYI - here are the general lead inspection points from HUD itself.
