So I met with a possible mentor today to help me with the wholesaling process. He said he'd walk me through my deals and pretty much show me the ropes. He also said he's introduce me to a few title companies, realtors and other key people that could help me along the way. He had to different payment plans one where I Pay $999.00 upfront and then 99.00/month. On this one I would keep 100% on my deals. The other is $499 unfront and 99/month. This one is a 50/50 split. I could stop whenever I feel like I don't need him anymore.

What are your opions? Is this about right for a mentor?

When a property is owned by a bank, what department should I contact at the bank?

Ok, I'm working a list of foreclosure/short sale leads that I have, but I haven't gotten any response. I've been working them for about 2 months now with no action. I go to the home and if they're not home (and most of the time they aren't) I leave them a brief letter and some information about short sale with my contact info. The Auction for this month was yesterday and I received no response to my info. What else could/should I do to get this thing going? I'm in a large city so there is no way I could possibly hit every house on the list, but I doing at least 25-30 house a week. Thanks for your help.
