Hi, I'm looking to connect with a real estate agent in the Palm Springs, CA area that specializes (or has their own) short-term rentals in the area. Emphasis on local area connections with cleaners, handymen, pool/landscaping, etc. Bonus points for knowledge on permitting/marketing. I'll be in the area later this week.

I'm leaving my current employer soon and will be rolling over my 401k. I would like to roll it over to a self-directed 401k so I can potentially invest in real estate (ST/LT rentals). Does anyone have any recommended self-directed 401k providers or tips?

Question for a CPA or tax attorney... if there’s an unregistered security that requires you to be an accredited investor to invest... is there a legal way to invest if you aren’t “accredited”? Example, if your friend was accredited and they invested for you? Specifically looking to see how the taxes would work if you were to (hypothetically) double your investment. I would think the accredited investor would be whacked with taxes on the gain, then once they gave it to you, that would be a taxable event as well...

Hi, I'm new(er) to real estate investing and want to make sure I've got the bigger pieces set up properly as I acquire properties (from a tax/business perspective). Will likely have properties in FL and potentially CA within the next few months. Can anyone recommend a good RE Investor friendly CPA/tax preparer? Figured this group would have better recommendations than Yelp/Google searches...

Hi, I'm looking into tax deed auctions/sales in Florida (Tampa + Orlando + Cape Coral) and am new to the process. Read a few books on it, but haven't bid at an auction before. I know there are many potential pitfalls/issues that could arise. Can anyone recommend a good tax deed attorney in Florida that they have used before (title research/eviction notices/establishing marketable title/etc.)? Any help or advice is appreciated!

Hi all, I'm new to real estate investing and am based in California. Looking into potential Airbnb rentals in close(r) destinations to me such as Big Bear, Palm Springs, etc. I understand there are significant ST-rental restrictions in the Palm Springs/Palm Desert area that vary from city to city. Does anyone know a good realtor in the Palm Springs Area so I can learn more directly? Also looking for a good property manager so I can learn the best areas to rent, where to avoid, etc. I've looked at AirDNA and other sites, but need a bit more detail before proceeding.
