Just starting out, reading this scares the scrap out of me. A tenant like this could put a newer investor, without the resources needed to defend, out of business. 

Is there a way to protect yourself from this...assuming you do your homework and everything looks good, but, once they get in....is there anything you can put in the leases to protect yourself?

Not sure if this is the same, or similar,  but Conklin Roofing devolped a product that sprays on. I met a distribution rep over the weekend and am very impressed with it. We have a lotof metal, EPDM and BUR roofsthat need to be replaced and thinking of using it. .

Worth mentioning; he said at the end of the warranty, we can have it washed and a thin recoat done to restart the warranty!!

Curious to hear opinions on this myself.

We did a lot of bathrooms last year with most taken down to the studs. The first sub was him and 1 helper. They could hang rock, tape, prime/paint, set all the fixtures, tile the tub surround with a bench (bathrooms are 6' wide requiring a bench at the end of the tub), niche, tile floor, 4" tile baseboard and install all the finishes; towel bars, lights etc... In 4 days or around 70 man hours.

Sub 2 worked alone. The same scope took him 9 to 10 days or around 95 man hours.

Both do great work but sub 1 does bathrooms everyday so they are more systematic.
