And yeah, I’ve been using Google for rent estimations but it’s just not as good at identifying neighbourhood nuances like Bigger Pockets’ estimator

I think rent estimator is the harder part. Any deal analysis tool will work, you can just plug in the numbers. But you'll have to do some leg work for the rent. We don't have aggregation of rent and it depends on location. Rentfaster is good for Alberta but not Ontario or BC. You just have to find the one used in the local market.

Hey all, I’m looking to purchase a rental property in Cleveland, but I’m getting mixed messages about whether or not I would qualify for a mortgage because I’m Canadian. One broker told me I need a residency visa (but couldn’t actually tell me which visa to get), another said I couldn’t get a mortgage at all (since I don’t live in the U.S.). It would be great if someone could provide some clarification on the matter. Thanks in advance!
