Thank you @Victor Jernigan. I ended up speaking to a local attorney and had them draft a lease for me.

@Tony Clark thanks for responding to the post and I will message you in a little bit. I would love to BRRRR some properties in the near future. I am trying to build a team right now and don't have a reliable contractor as of yet. Im also hesitant about starting a BRRRR with building costs being what they are right now.

Thank you @Gregg Baird and @Nathan Gesner I appreciate you both getting back to me. Both amounts are very reasonable and as long as they are attorney reviewed for the state of Tennessee I will probably choose one of the two. Have a good weekend and I hope many deals are coming your way.

@Gregg Baird would you happen to have a ball park amount that you paid for that lease? I’m trying to figure out what a normal going rate is for a good lease. Also thanks for replying so quickly!

Thank you for your reply @Wala Habiby. I definitely don’t want to get myself in any legal trouble if I can prevent it by having a legitimate lease drawn up.

Good afternoon BiggerPockets. I have a question about how much it should typically cost to have a lease agreement drafted professionally by an attorney? I live in Knoxville, TN and I have my first rental, which is a single family home, under contract. I want to have a lease drafted professionally for the state of TN. Any information that could be helpful would be greatly appreciated. Thank you all in advance.

Good afternoon bigger pockets,

I've officially started my real estate journey after a case of analysis paralysis and a fear of jumping in due to the pandemic. I decided to finally get off the sidelines and jump into the game by getting a single family home under contract. My strategy will be buy and hold, as I have some capital built up and I believe trying to BRRRR or fix and flip due to the cost of materials will be too challenging because I don't have a good network set up yet. I would love to hear the community's thoughts on this. That being said, I am looking to reach out to the Knoxville, TN RE investing community to form some connections and ultimately build a solid network. I am a bit of an introvert and this is out of my comfort zone, but the more I read and learn about this game, you can't do it alone. I am fascinated and motivated by real estate investing and want to learn as much as possible about it. Thanks for your time bigger pockets! Looking forward to what's to come!
