Thanks to all for your ideas! I have two totally different businesses and just want simple (low learning curve) accounting software. Some reviews speak highly of Appfolio, Xero, and Avail. Feedback on these?

For those of us who are new to rental ownership ( 3 units) what is best and easiest to use software for accounting that may allow managing another different business at same time?

Here in New England there are many older homes (pre-1968) that may test positive for lead paint even though they have been painted over many times in last 150 years. What is best way to protect owner from tenant liability risk even though the apartment has fresh paint and is very clean. By law landlord has to inform tenant that lead paint was found. Do people even test for it upon purchase inspection or do most not uncover a potential issue? Suggestions.....
