Landlords and Rental Property Investors- what are your favorite neighborhoods in Indy to invest in rental properties?  Best areas for low acquisition costs, occupancy rates, property appreciation?   Short-term/AirBnB vs Long-term Rentals?

Indianapolis Investors- what are your favorite neighborhoods to find fix & flip deals?  Fountain Square and Bates-Hendricks are popular, but what other neighborhoods do you look for good deals and low days on market to sell after rehab?

Indianapolis/ Central Indiana Investors- do you prefer to invest in fix and flip properties or buy and hold for rental cash flow and longterm appreciation?  Why do you chose your strategy for the Indy area market?

Hey y'all!  I'm a licensed real estate agent specializing in investment properties in Indianapolis and Central Indiana.  I'm new to the Bigger Pockets community but have plenty of real estate experience, being licensed in Atlanta for several years.  

Investors in Indianapolis/Central Indiana- other than money/profit (we all want to make money!), what are you looking for when analyzing an investment property?  Are there favorite areas or neighborhoods you prefer, and why?  Is there a particular architectural style of house you prefer?  Do you prefer to flip houses or buy and hold, and why?
