Tread carefully with this type of guidance. As a known investor, I am not certain that I want to go back and forth with a wholesaler to prove myself without having a viable deal on the table.

 That is a fair and valid point

you only need a handful of active buyers who buy multiple properties monthly. A few years ago, I had a list of about 50k buyers that I have collected over the years

I will start by doing the following

-) active local real estate clubs and network. If someone tells you they are a fix and flipper and/or landlord add them to your list

-) if you have access to MLS, you can search for cash transactions in the area (subdivisions) you are marketing and skip trace the buyers

3) Search in google for " We buy houses cash (your city) then call the websites and ask them if they are cash buyers, some may be wholesalers but some are buyers too. 

4) go to the city auction and network with people bidding there, There are a lot of buyers

5) post in Facebook groups a post that says " Looking for cash Buyers (Your City)" and DM the people that like or comment in your page

Cash buyers is really the easy party. Like @Jerryll Noorden mentioned getting a good deal is #1. Plenty of groups out there especially in Lexington that you can accomplish networking with investors easily.

 1. Get good discounted deals under contract and buyers will come to you.

2. Create a wholesaling/cash buyers facebook group for the city you do deals in. Wholesales and then buyers will join.

3. Stalk other Facebook wholesaling groups and either post there or stalk and snatch people that reply to other wholesalers posts.

4. Go to your local real groups and connect with cash buyers there.

My recommendation, don't worry about cash buyers. Focus on getting motivated sellers. The rest will just fall in place. Not just cashbuyers but your entire busienss.

just making sure you understood me. I wasn't talking about marketing. Literally just create your own Facebook cahsbuyers group.

I created mine not to find cash buyers. I created mine to stop all the emails I get from cash buyers requesting to be on my list. I thought I would be left alone if I redirected them away from me. But that group gets new member requests daily.

everyone is so stingy with their cash buyers. I share mine freely and doing so I get more.
