Rent for 3 bed sounds sounds a little bit low. Are you close to Bergenline?

welcome to jersey city!

you have a lot of options at that price range. jersey city is big and it is divided into different areas (high level): newport & water front, downtown jersey city, journal square, heights, greenville and bergen lafayette. for your price range, it might not be easy to find a good cash flow place in downtown or newport. you can check out multi family house close to the light rail in the heights; also places in journal square close to path station. also there are some places in greenville or bergen lafayette that have easy access to bus and light rail but you should do more homework if you want to house hack there. it varies street by street.

Did you buy properties directly from Auction before? i am curious about that.  there might be a lot of good deals in auction but it looks risky.

In my eyes, everywhere in JSQ is 12mins walking distance to Path is not far.

I guess you are looking at a two family houe.

if all expenseses add up to $340k to $350k, i would suggest you move on....But your estimated $100k repairing sounds really high. my advice is to truly understand your after repairing value.

This was also the question I asked when I was purchasing my first investment property in Jersey city.

Both areas are very easy to rent out. Rent depends on the size and condition of the house. If both places are in the exactly same condition, in my opinion the place closer to Path will get better rent.

Every street is different in JSQ. Van Wagenen and Stuyvesant Ave are very nice streets in JSQ.
