Hello Darius, I read your original post and am curious as to how the home inspection idea worked out. I thought it was a pretty good idea and was wondering how it all played out.

Happy Friday my fellow BP'ers. I'm hoping someone can answer this question for me and help guide me in the right direction. Let's say I get a Pre-foreclosure under a lease option contract. I want to retai it for Maxim profit. Will the owner need to be at the closing our is the lease option contract enough to complete a conventional loan, not having to deal with the previous owner at all? Hope I didn't make it sound too confusing.

Aaron, Home Depot as a free downloadable Repair Estimator on their website. You can use it yourself and it calculate it at todays prices (Home Depot prices) It's pretty cool. Check that out, I hope it helps you.

I agree J Scott, it sounds like he has his mind made up and he's not motivated. I would not call him back. I would probably wait a few months and then send another letter if the property hadn't sold. Maybe by that time he will be motivated.

I'm new to REI as of September 2012 but it's something I've been wanting to learn for a long time. I'm looking to become efficient in wholesaling, Rehabbing, REO's and by this time next year I want to have passive income from single family rental & multiple family rentals.
