@Wade L. If you rent it now atleast you will get a deposit and 1st month’s rent, so you’re guaranteed 2 month’s rent off the top.

Ok thank you all for your comments and input.  I did research payment laws in my state and I did find where I can refuse cash, which I will continue to do from here on out.  But I will be working on another plan to collect money orders and not using the drop box for that.  I'm also hoping it will encourage some tenants to use the online option through Cozy.  We will see!  Thanks again.

I recently purchased a 10-unit apartment complex and the former landlord only accepted cash for rent payments. I am in the process of trying to change to money orders and online payments through Cozy. I do not want to accept cash anymore bc it becomes too much of a liability and it’s almost impossible to coordinate picking up rent from everyone at the same time. Most of the tenants are older and haven’t expressed much interest in setting up payments through Cozy, so my main source will be through money orders. To avoid having to make several trips to the apartment to collect all the money orders, I thought it would be a good idea to install a drop box where tenants can leave their money orders and i will make one trip per month to collect them all at once. My question is: would it be a security issue for everyone to drop their money orders in the drop box? Even though it locks it wouldn’t be too difficult to jimmy the lock and/or rip the box off the wall. I was just under the impression a money order would do no good to someone else if its made out to my company so I didn’t think it would be a problem, but one of my tenants expressed concern. Does anyone have any insight/input?

@Salvador Gallardo a HELOC on my primary house allowed me to get into real estate investing. I'm a huge fan of using a HELOC. I did the same exact thing: I used the HELOC to buy the property outright, fund the rehab, then refinanced it with a mortgage and pulled the money back out to put into my next one. So far it's been one of the best decisions of my life.

@Ki Lee can you explain this in more detail bc I'm in this exact position and don't know anything about a land trust? My mortgage broker told me I could purchase a property in my name to get conventional financing then turn around and transfer the property into an LLC after.

I am looking for recommendations for Hard Money Lenders in the New Orleans area.  I would like to hear from others that have had personal experience with lenders that lend to this area.  I am from here and am looking to get some funding for my second overall deal.  I was planning on going with traditional financing but due to some rehab issues that need to get fixed, I can't find a company that will insure on it until the issues get taken care of.  Any recommendations or advice is welcome.  Thanks so much!
